Keep up with current market of homes available, within client's price range. Will check local advertising, to locate for sale by owner homes.
Show homes that meet client's criteria. Point out all positive and negative features known to me.
Check previously sold properties in surrounding neighborhood of home client is interested in bidding on.
Advise client based on information that is available, what to bid, and how to structure offer to their benefit.
Will advise client to get other professional help when needed. Example, an attorney, home inspector, loan representative, etc.
Write offer, explain purchase agreement and forms to client.
Negotiate offer in client's best behalf.
Follow mortgage application and assist, if necessary.
Review title work and closing documents with client.
Attend closing of property.
Will counsel client on their needs and expectations, from first session to close of transaction.

WHY DO YOU NEED A BUYER AGENT TO REPRESENT YOU?
 

A buyer needs someone that will try to get the best value for him. Traditionally, a subagent could only be fair to the buyer. The buyer was never told if the house was priced well, nor was anything but material defects pointed out.
When a buyer is under contract, he will receive not only better quality service, but also the agents fiduciary belongs to the buyer, not the seller. Subagents always work on behalf of the seller.
The buyer agent will assure that the purchase agreement is written to protect your interests.
A buyer's agent will negotiate on your behalf. Traditionally, the subagent didn't do much negotiating, as he worked for the seller.
A buyer agent will assist you in choosing a lender, home inspector, attorney, and homeowners insurance.
Since you will be under contract, the buyer agent will work to find you what you want. Subagents never know if a buyer will buy from them, so they try to sell you on any house.
A buyer agent will prepare a market study of the area in which the house you like is located. This will enable you to make a better decision on what price to offer.
A buyer agent can't racially, mentally, or physically discriminate, however, they can tell you which areas are experiencing the greatest growth. This will help you if you are only planning on staying in the house a short time.
A buyer agent will take a more active role in the whole process, not just the sale.
